Thinking of selling? Before jumping into photos, listing paperwork and For Sale signs, we have some recommendations to attract more buyers without throwing a ton of money into the house you plan on leaving.
1. Deep Clean
A clean home makes buyers think the home is well taken care of – even if it is not newly renovated. Clean every room – even the unfinished spaces. Don’t forget baseboards, windows, and light fixtures.
2. Fresh Coat of Paint
While it is not always necessary, a fresh, neutral coat of pain is one of the highest Return On Investment improvements. If there are obvious stains, peeling or chipped paint, or extremely bold colours it is a good idea to just do a quick refresh with a soft, neutral paint.
3. Lighting
Make sure every room is properly lit. Adding lamps to dark spaces, making sure that you have the right colour of bulb and that they all match.
4. Curb Appeal
Buyers will have an opinion before they step foot in the house – make sure it is a good one! Clean around the entrance, trim shrubs, mow the lawn and add flowers if the season allows.
5. Small Repairs
Fix those small things you have been putting off – leaky faucet, toilet that runs, squeaky door or loose doorknobs.
6. Stage for Flow and Space
No need to bring in expensive furniture to stage, just arrange the furniture you already own to maximize the space. Remove excess furniture to make the room look bigger. Add in some décor – house plants or flowers, throw pillows, art on the walls.
7. Remove the Clutter
Embrace the minimalist décor and remove the clutter. Clear off countertops as much as possible and organize bookcases and shelves.
We don’t recommend big spending before you list – unless it is something that increases the value and is necessary (new furnace, new roof, etc.) we suggest leaving any renovations to the next owner so they can put their style and preferences into the decision making.
